Rental Agreement / Reservation and Booking Rules

CHECK IN / CHECK OUT:
CHECK-IN TIME is AFTER 2 PM Eastern Time AND CHECK-OUT is on or before 12 Noon.
NO Early Check-in or late checkout without prior approval.


SMOKING:
This is a NON SMOKING unit. Since not all guest smoke, smoking is prohibited inside the cabin. Guests are free to smoke outside.


PETS:
NO PETS are permitted without prior approval. 
Only dogs are considered and only one (1) might be allowed per rental.
$10 per night fee applies and $50 deposit which is fully refundable at the end of your stay. (Cash payments only upon arrival)
NOTE: Deposit and rate might vary depending on the length of your stay.  If there is a different rate it will be quoted and agreed upon prior to booking via telephone and/or email.
Outside the cabin pets must be leashed at all times.  Pets must not be loud as excessive barking might disturb neighbors.  Pet owners are responsible for cleaning up any/all pet refuse.  Pets are not allowed on furniture at any time (this includes beds).  Any evidence of pets on furniture may incur extra cleaning fees and loss of the deposit.  Pets may not be left alone in the cabin except if in their own cages. All pets must be up-to-date on rabies vaccinations and all other vaccinations.  Heartworm prevention is highly recommended.  All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and ticks are very rampant and can cause harmful/fatal illness to humans and pets.  All items above are the sole responsibility of the pet owner. The cabin owners assume no responsibility for illness or injury that humans or pets may incur while on the premises. 

DAMAGE/SECURITY DEPOSIT:
Damage/security deposit of $100 is required. This must be received in the form of cash, upon arrival.

NOTE: Deposit rate might vary depending on the length of your stay.  If there is a different rate it will be quoted and agreed upon prior to booking via telephone and/or email.
The deposit is NOT applied toward rent; however, it is fully refundable at the end of your stay in the form of cash, provided the following provisions are met:

-  No damage is done to unit or its contents and no contents are missing.

-  There is no evidence of smoking on the premises. $100 fine will be charged if there is evidence of smoking on the premises.

-  There is no evidence of pets on the premises without prior approval.  $100 fine will be charged if there is evidence of pets on the premises.

-  All debris, rubbish and discards are placed in dumpster.

-  Dishes are cleaned and put away.

-  Keys are left on the kitchen table.  $30 fine will be charged if you lose your keys.

-  All charges accrued during the stay are paid prior to departure.

-  No linens or towels are lost or damaged.

-  No early check-in or late checkout without prior agreement.

-  The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.

PAYMENT:
An advance payment equal to 50% of the rental rate is required. The advance payment will be applied toward the rent. Please make payments via credit / debit card using our website (payments are processed through Paypal) or in the form of Postal Money Order. The advance payment is not a damage deposit. The BALANCE OF RENT is due thirty (30) days before your arrival date. Reservations made less than 30 days before arrival require payment in full.

CANCELLATIONS:
Cancellations: If you terminate your reservation 60 days or more prior to the start of your rental, you will receive a FULL refund.
Cancellations or changes that result in a shortened stay made 51-59 days prior to arrival date - 10% cancellation fee will be deducted from your payment,
41-50 days - 20% will be deducted,
31-40 days - 35% will be deducted,
14-30 days - 50% will be deducted,
8-13 days - 75% will be deducted,
within 7 days prior to the start of rental - no refund will be issued and we will keep your payment.
MONTHLY RESERVATION CANCELLATIONS:   Monthly renters must cancel one hundred twenty (120) days prior to check-in to qualify for a full refund. Changes that results in a shortened stay must be made at least ninety (90) days prior to check-in. 
Cancellation and changes made 90-120 days prior to arrival date - 10% cancellation fee will be deducted from your payment,
71-89 days - 20% will be deducted,
56-70 days - 35% will be deducted,
41-55 days - 50% will be deducted,
31-40 days - 75% will be deducted,
within 30 days prior to the start of rental - no refund will be issued and we will keep your payment.
ONE NIGHT STAYS:  There are no refunds for one night stay payments.

Cancellation, early departure or late arrival does not warrant any refund . No refunds will be issued for early departure or late arrival.

You may choose to purchase travel insurance separately.

MAXIMUM OCCUPANCY:
The maximum number of guests is limited to 3 persons. Additional charge per night applies for the 3rd person.

MINIMUM STAY:
This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. 1 night stay is allowed only on last minute booking terms, upon prior confirmation and different rate applies for one night stays.


INCLUSIVE FEES:
Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate.


NO DAILY HOUSEKEEPING SERVICE:
While linens and towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the unit.


RATE CHANGES:
Rates are subject to change without notice, however rate changes do not affect already booked dates.


FALSIFIED RESERVATIONS:
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.


USE OF HEATERS (WINTER):
We ask that heaters are used on the “medium” setting only. Temperature can be controlled by changing the numbers on the heaters.

USE OF THE OUTSIDE GRILL:
You agree not to place to top cover of the grill on the grass as it damages and burns it. Top cover can be placed on the large stone in front of the porch.

USE OF OWN COOKING DEVICES OR HEATERS:
Guests may not use their own heaters or cooking devices inside the cabin.

PARKING:
Parking is limited to one (1) vehicle. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

STORM POLICY/ ROAD CONDITIONS:
No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not issue refunds due to road conditions.

We highly recommend all guests purchase travel insurance.

The cabin is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By making and accepting reservations it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

WRITTEN EXCEPTIONS:
Any exceptions to the above mentioned policies must be approved in writing in advance.

You certify that you have reviewed all pictures of the cabin and the area, read the description of the cabin, our Frequently Asked Questions page and/or asked any necessary questions to fully understand what is and what is not offered in the rental.

By making reservations you certify that you agree to all terms and conditions of this agreement.
